Buyers: How An Agent Can Help With Your Purchase

   
 
Using Your Time Efficiently:
As your Buyer's Agent, I have full access to the Multiple Listing Service (MLS) which has 99% of the homes listed for sale in the greater Baltimore area. 
I will search through these listings to help you find the specific house style, size, price range, and location you want.   This will save you energy, resources, time, & money.

I will email you the listing info for the properties which come closest to meeting your criteria, which can range from as little as 1, to 30 or more!
 
To assist you in analyzing the listings, I will include comments in the body of my email that may be of importance to you, such as....
Lot size,
Interior square footage data,
Condition of the property,
Basement finish (fully finished, partially finished, or unfinished)
Central Air Cond,
New Appliances
Deck,
Shed,
Public or Well Water,
Public sewer or Septic,
Number of days on the market,
are just some of the items I can highlight for you.

In assisting my clients, I do not merely email you listings, but I pay close attention to the features you are seeking, and go thru the listings myself to try to find the closest matches for you.

Based on the initial work up front, we will narrow the listings down to only the properties which best meet your criteria. 

I will then setup the individual appointments....plan the most efficient route from one property to the next....and we will go have a look!

This is much more effective than you driving around to different neighborhoods and seeking to find  “For Sale” signs... then trying to call the contact number on the sign.
 
Representation:
The Listing Agent or Builder's Agent represents the best interests of the Seller, or the Builder – NOT YOU!
If you walk into the sales office, or call the listing agent from on the “For Sale” sign, they are legally bound to make recommendations in the best interest of their client – the Seller – NOT YOU.
As your Buyer's Agent, I will be required to represent your interests exclusively.

 
Negotiating Power:
The Multiple Listing Service (MLS) stores a record of the sales price of every home sold through its system. As your Buyer's Agent, I will examine comparable homes, in comparable neighborhoods, that have sold on the MLS and based on the sales prices of these homes, will be able to help you determine if the asking price of your dream home is too high, just right, or priced low for a quick sell!
Based on this information, I will be able to negotiate the best sales price & terms for you.
The Listing Agent (the name on the "For Sale" sign), CANNOT perform this function for you.
 
Knowledge & Expertise of a Professional :
I am familiar with every aspect of a real estate transaction. The average person buys 3 homes in their lifetime, but as a FULL TIME Realtor, I am constantly working every day with Buyers and Sellers.
