Howard County Ave Sale Price Through June 2008, Graph

Terrible market? When compared with two of the boom years of 2005 and 2006 the area has declined, but prices are holding their value well in comparison to most other areas of the USA.

Columbia Market Update for June 2008

Columbia Md Real Estate listings for June ’08 were similar to other areas of Howard County, where we have seen less of a downturn in the market as compared to most other areas of the nation. The 2008 vs 2007 comparison below shows the market trend, the Average Sale Price and Median Sale Price are key stats.

The trend for all three zips continues to be in favor of the Buyer, gone are the days when Buyers had to pay 100% to 110% of the list price of a home...at the same time, the stat of Ave Sales Price as a Percentage of the Ave List Price is generally around 95%, so Sellers with equity are still able to NET a substantial return when they sell.

The Mall in Columbia in the Town Center Village is probably the biggest draw. Other notable places are the Merriweather Post Pavilion (a popular venue for concerts), the Columbia Ice Rink in the Oakland Mills Village Center, Hobbits Glen and Fairway Hills Golf Courses, along with a variety of shopping, restaurants, sports facilities, and fabulous parks such as Centennial Park, which borders on Columbia and nearby Ellicott City. Shady, paved bike/walking trails go for miles and link the various Villages.

Here's a portion of Centennial Lake at the popular Centennial Park. One of the favorite spots for me, my family and our dogs.
Large Picnic Areas, a huge Kiddie Play area with multiple jungle jim type apparatus, Tennis and Basketball Courts, Paddle Boats, a great Paved Walking and Biking Trail, a Stage for Live Performances....the park has it all!

Located on Route 108, just west of Route 29, the park is open year round from dawn to dusk.

Here is but one of the many covered picnic areas at Centennial Park that can be reserved in advance.

Mall in Columbia is in the Town Center area. Large, modern with two levels, a state of the art Multi-Screen Theatre, and lots of covered parking for those rainy, snowy, blazing hot Maryland days.

Folks from all over the area bring their kids to the Carousel, found on the upper level in front of Sears.
