COLUMBIA MARKET UPDATE FOR MAY '08Columbia Md Real Estate listings for MAY ’08 were similar to other areas of Howard County, where we have seen less of a downturn in the market as compared to most other areas of the nation. Zip 21046 however showed a surprisingly steep decline in the Median Sold Price as compared to May of 2007.
Zip 21044 (includes the Villages of Dorsey's Search, Wilde Lake, Harper's Choice, River Hill, Town Center and Hickory Ridge).
The Average Days on the Market for homes that sold in May was 148 days vs 90 days for the same month last year.
The Median Sold Price was $350,500 vs $336,000 for the same month last year, a nice comeback of +4.32%.
The Number of Homes sold was 30 vs 51 for the same month last year.
The Ave Sale Price as a Percentage of Ave List Price was 90.36% vs 98.27% for the same month last year.

The Average Days on the Market for homes that sold in MAY '08 was 96 days vs 66 days for the same month last year.
The Median Sold Price was $330,000 vs $350,000 for the same month last year, a change of -5.71%.
The Number of Homes sold was 50 vs 61 for the same month last year.
The Ave Sale Price as a Percentage of Ave List Price was 94.22% vs 97.10% for the same month last year.

The Average Days on the Market for homes that sold in MAY '08 was 107 days vs 92 days for the same month last year.
The Median Sold Price was $312,500 vs $410,000 for the same month last year, a surprising change of -23.78%, homes here over the past months have showed only slight declines in this stat, and some months even posted a postitive increase.
The Number of Homes sold was 15 vs 19 for the same month last year.
The Ave Sale Price as a Percentage of Ave List Price was 94.48% vs 95.89% for the same month last year. The trend for all three zips continues to be in favor of the Buyer, gone are the days when Buyers had to pay 100% to 110% of the list price of a home...at the same time, the stat of Ave Sales Price as a Percentage of the Ave List Price is generally around 95%, so Sellers with equity are still able to NET a substantial return when they sell.
