ELLICOTT CITY MARKET UPDATE FOR June 2008

Ellicott City Md Real Estate for June ’08 was similar to other areas of Howard County, such as Columbia and Elkridge, where we have seen less of a downturn in the market as compared to most other areas of the nation. As the table for Zip 21042 below shows, the Average Sale Price dropped by 13.11% for June '08 vs June '07.
The trend continues in favor of the Buyer, but Sellers with good equity, who have well maintained properties in desirable areas are still able to NET a substantial return when they sell.

Sellers received from 91.5% to 94.5% of their asking price in the Zips 21042 and 21043 , which attests to the strength of our market in comparison to other areas of the USA.

ABOUT ELLICOTT CITY
Actually pronounced "Elli-cut" City by most locals, this historic city is the seat of county government for Howard County Maryland.

Cities in Howard Co. do not use a Mayor or City Council form of government, which may seem a bit odd to some folks.

Founded in 1771 by the Ellicott brothers from Pennsylvania, the local soil was well suited for wheat with the Patapsco River providing water power for a mill. In 1831, America’s first rail terminal was built here for the B&O railroad. The Ellicott City B&O Railroad Station Museum is a favorite of locals and tourists alike. Many other historic landmarks are here including the Thomas Isaac Log Cabin, The Fire House Museum, and the Patapsco Female Institute Historic Park and Mt. Ida Visitor Center. All of these offer a fascinating look at life during America’s Colonial period. Many “haunted” areas are accessible via the popular Ghost Tours.

The historic district off of Main Street is best viewed on foot, and is the heart of the city and county with many shops, restaurant, museums, and historic residences.

Ellicott City’s location offers convenience to the amenities in Baltimore City and DC plus easy access to BWI Airport, local shopping areas and the major roads of Routes 29, 40, 100, Interstate 95, and the Baltimore Beltway I-695.

Excellent schools make this city, as well as Howard County in general, a highly sought after market. In fact, the tri city area of Columbia, Elkridge, and Ellicott City is consistently voted in nationwide community studies as one of the top 10 most desirable areas to live in the USA!

Clark's Elioak Farm (sometimes mispelled as Clark's Eliot Oaks Farm)is a fun attraction for all.
Located on Rt. 108 just west of Centennial Lake, the farm features shady Picnic Areas, a Petting Zoo, and many large displays with a Fairy Tale theme. The Hayride takes groups of about 12 people for a tour of the farm; Pony Rides are also available.

Several large picnic tables are located just inside the entrance, under the giant oak trees. It is best to reserve the tables in advance.

Here, some of the friendly animals await to be fed. Food for the animals is available from nearby coin operated dispensers.

Mainstreet in downtown in Old Ellicott City is lined with charming shops and eateries. Residents still live in some of the homes above the shops. Ghost Tours of reportedly Haunted Places are popular during October.

The Patapsco Female Institute atop Mt. Ida near downtown is a former Girls School dating back to the 1830's, and is another of the haunted places to avoid at night! This is also a venue for the local Shakespeare troupe.
