ELKRIDGE MARKET SNAPSHOT FOR May '08

Elkridge Md Real Estate for May ’08 was similar to other areas of Howard County, where we have seen less of a downturn in the market as compared to most other areas of the nation.
The trend continues in favor of the Buyer, but Sellers with equity, who have nice properties in desirable areas are still able to NET a substantial return when they sell, due to the rapid increase in property values during the boom of 2002-2006.

The Average Days on the Market for homes that sold in May was 77 days vs 33 days for the same month last year.
  The Median Sold Price was $334,000 vs $326,000 for the same month last year, a nice rebound of +2.45%.
  The Number of Homes sold was 32 vs 31 for the same month last year.
The Ave Sale Price as a Percentage of Ave List Price was 93.87% vs 97.84% for the same month last year.

I am a proud resident of our growing city of approximately 23,000 residents. Located at the eastern part of Howard County, Elkridge also borders on Anne Arundel and Baltimore Counties.

 

Rich in history, Elkridge was established in 1734 as a settlement near the Patapsco River, where tobacco was loaded onto British trading ships for return to Europe.

The Furnace Inn opened in 1744 and still operates today as a first class restaurant with much of the original craftsmanship from the 1700 & 1800’s still in fine condition. Wine Tasting, Tea Sittings and other activities draw patrons from all over the region.

 

Recreation is available at Patapsco State Park, which has the historic Thomas Viaduct Bridge near the park entrance.  The bridge was completed in 1835 for the nation’s first rail line, the B&O Railroad, and still carries rail traffic today!

 

Elkridge has two shopping centers with grocery stores as their main tenants; residents can stay close to home for much of their needs. 

Mall shoppers are also only five minutes from the huge Arundel Mills Super Mall and Muvico Egyptian 24 Screen Theatre Complex in neighboring Hanover. A short fifteen minute drive to the west and you’re at the Mall in Columbia, which has two levels with many large stores, shops and a new theatre complex.

 

Ft. George Meade and Baltimore-Washington International Airport are both within a short 10 to 15 minute drive. Elkridge’s Dorsey Station MARC train offers convenient transport to Baltimore, DC and beyond.

 

For Golfers, the Timbers at Troy Hill course is one of the Mid-Atlantic’s top 100 courses. It is par 72 with and over 6,600 yards. Wonderful neighborhoods are nearby the course, with some of the properties being so close, you can walk to the course from your backyard! Marshalee Woods and Lyndwood Manor are two excellent Elkridge neighborhoods of single family homes that attract Golfers.

 

Other Elkridge neighborhoods popular with home buyers are Rockburn Commons, Quail Ridge and Elkridge Town Center, all have Condos and Townhouses.

New Colony Village is a gated community of affordable single family homes that are a good alternative to a townhouse.

Harwood Park is one of the Elkridge’s oldest communities and has a nice mix of older and new homes in a variety of styles and lot sizes.

Nottingham Village and Scarlet Oaks are additional communities of single family homes that range from mid to higher priced units.

A GLIMPSE OF ELKRIDGE

Travellers heading north on Route 1 (Washington Blvd) see this sign shortly after crossing over the Route 100 overpass.
The historic Furnace Inn.
Civil War trails, accessible by auto, bike and foot go throughout Maryland. This one passes right by the Furnace Inn.
Here is but one of the many stone arches that make up the awesome Thomas Viaduct Railroad Bridge. Built before the Civil War, this strategic structure was occupied by the Union Army for much of the war. Nearby the bridge is an entrance to Patapsco State Park, where you can get a close up view of the entire structure. The bridge still carries rail traffic today!
Tree-lined Rowanberry Dr. goes through the heart of the unofficially named Elkridge Town Center. Single Family Homes, Townhouses and Condos comprise the area.
The Elridge Library and Senior Center is conveniently located in the Town Center area, at the intersection of Route 1 (Washington Blvd.) and Rowanberry Dr.
A Shopping Center with a Super Fresh, 24hr Rite Aid, Pizza Hut and other shops and services serves the Town Center and surrounding areas.
The Dorsey MARC Train Station serves commuters heading to Baltimore, DC, and points far beyond.
UMUC (University of Maryland University College) has a campus right at Dorsey Station. A variety of Under Grad and Graduate courses are available.
